Resident Notice & Coordination

Most complaints on a community roofing project are not about roofing. They are about a car that got blocked in, a dog that panicked, or a notice that said "sometime in the next two weeks".

What a good notice says

  • The specific building and the specific dates, reissued if the schedule moves
  • Working hours, and that tear-off is the loud part
  • Exactly which parking spaces are unavailable and where to park instead
  • That residents should remove wall hangings on top-floor units, since tear-off vibrates
  • Advice to keep pets indoors and away from the work area
  • Who to call, which is the manager or the site lead — not the crew on the roof

The things that actually generate complaints

  • Nails and debris in the parking area and on lawns — magnet sweep, daily, not at the end
  • Dumpsters placed where residents expected to park
  • Work starting earlier than the notice said
  • Crews on a building that was not on the schedule that week
  • Satellite dishes removed and not reinstalled

Managers should not be the buffer

On a well-run project the property manager is not fielding resident calls all day. A single site contact, a published schedule, and notices that turn out to be accurate remove most of that load.

We would rather put the effort into the schedule than into apologising for it.

Common questions

Do residents need to move their cars for roof work?

Usually yes, for the spaces directly beside the building being worked on, for material staging and the debris container. That is identified by space number in the notice rather than described vaguely.

Can residents stay in their units during a re-roof?

Yes. It is loud, particularly on the top floor during tear-off, and top-floor residents should take pictures and mirrors off the walls. Nobody needs to relocate.
