Ventilation is usually the hidden problem
Apartment buildings are frequently under-ventilated, which cooks the shingles from underneath through a Sacramento summer and takes years off the roof. Replacing the covering without correcting intake and exhaust means buying the same premature failure again.

Vacancy turns and cost
If a building has units turning, scheduling roof work against those turns reduces friction substantially — fewer residents above the noise and easier parking.

Common questions
How much notice do tenants need before roof work?
Check your leases and any applicable local ordinance with your counsel — requirements vary. Operationally, a week or more of specific written notice with dates, parking instructions and working hours prevents most complaints.
Do you work on occupied buildings in winter?
We avoid it where possible, because Sacramento's rain arrives in concentrated storms and an open roof over occupied units is a risk not worth taking. Emergency work is a different matter and gets stabilised immediately.
